Tips for Using Our Self-Help Browser

There are those two most important "tips":

  • The information you'll get in this sort comes from our MLS database, and it's in real time. So it should be a huge improvement over the commercial "aggregators" that have been popular. But the sort, while simple, has a quirk or two so these "tips" are important.

  • This program accesses "active" listings only. If it's not here, it's not an "active and available" listing. If it disappears, it means it's no longer "active". A few "actives" could be false, if notification of "pending" status is delayed by the listing agency.

And then, these other hints for easier use:

Whenever you put in a "low", also put in a "high".

Generally, minimize your input data and keep your sorts broad.

Don't sort for things not critical; leave as many areas blank as possible.

Sort by high school district whenever possible (instead of individual cities.) Important!

So that you know, "Edwardsville" (high school) covers Edwardsville and
Glen Carbon, "O'Fallon" covers O'Fallon and Shiloh, "Triad" covers Troy, St.
Jacob and Marine, "Alton" covers Alton and Godfrey, and "Wesclin" covers
New Baden, Breese and Trenton. The others, are synonymous with the
city's name. Exceptions are "Swansea", where the high school is Belleville
East, and Fairview Heights, which is split between Belleville East and
Belleville West, which are separate sorts.

Avoid sorting for grade schools or junior highs ... incomplete input data means missed options.

This program won't sort for some important criteria, like basements and garages. But the detail will still be on the data pages.

If you want more information on any listing, please call us and we'll get it for you. To make the most of this "self-sort", we'll need to become a partnership of sorts ... you'll still need us for detail, for analysis and for neighborhood criteria: (See the "Introductory Notes" for details.) Simply send us the MLS numbers and we'll quickly respond. Good house hunting!
